Whether you are engaging us for a Pre-Sale Makeover or a Love Where You Live Renovation, these terms outline how we work, communicate, and deliver your project with professionalism and care.

1. Your Agreement with Us

By engaging Langley Property Consultants, you agree to the scope, pricing, and inclusions outlined in your Engagement Authority, together with these Terms & Conditions.

If there is any inconsistency, the Engagement Authority takes priority.

All changes to the agreement must be confirmed in writing.

2. Our Services

We provide end-to-end renovation, design, and property improvement services, including coordination of qualified trades and suppliers.

For both Pre-Sale Makeovers and Love Where You Live Renovations, we manage the entire process to ensure consistency, quality, and a seamless experience.

While we oversee all works, specialist services (such as engineering, certification, or council approvals) may be required and are not included unless specifically stated.

3. Project Delivery

We commit to delivering all services with care, skill, and attention to detail.

To keep your project running smoothly, we may need reasonable access to your property throughout the renovation period. We will always aim to minimise disruption and respect your home at all times.

We also ask that you:

  • Provide reasonable access when required
  • Share relevant information to support the project
  • Communicate openly with us regarding decisions or approvals

With your consent, we may capture before-and-after imagery of your project for portfolio and marketing purposes.

4. Pricing, Payments & Transparency

All fees are outlined in your Engagement Authority.

We prioritise clear and upfront pricing. However, some elements may vary depending on selections, site conditions, or project scope. Where this occurs, we will communicate changes before proceeding.

Invoices are issued progressively and are payable within the agreed timeframe.

If payments fall overdue, work may be paused until outstanding amounts are resolved.

5. Variations & Changes

Renovations are dynamic by nature, and changes may arise during your project.

Any variation to scope, materials, or design will be:

  • Clearly explained
  • Priced in advance
  • Approved by you before proceeding

We will never proceed with additional work without your consent.

6. Timeframes & Project Delivery

We will always provide realistic timelines based on the scope of works.

For Pre-Sale Makeovers, we prioritise efficiency and market deadlines.
For Love Where You Live Renovations, we balance timeline with lifestyle and liveability.

While we work hard to stay on schedule, some delays may occur due to trade availability, materials, or external factors. We will always communicate proactively if timelines change.

7. Looking After Your Home

Your home is treated with the highest level of respect and care throughout the renovation process.

We engage trusted, experienced trades and maintain clean, safe, and well-managed worksites.

All keys, access codes, and property information are handled securely and returned upon completion.

8. Living Through Renovation

In many cases, you may remain living in your home during works, depending on the scale and type of renovation.

Where disruption is expected, we will discuss staging options and practical solutions to ensure comfort and safety throughout the process.

9. Completion & Handover

At completion, we conduct a final walkthrough together to ensure everything meets expectations.

Any agreed items will be addressed promptly before project close-out.

Final acceptance confirms completion of the agreed works.

10. Insurance & Liability

We maintain appropriate insurance coverage relevant to the services provided.

While we take every care in delivering your project, we are not liable for indirect or consequential loss (such as delays in sale or market-related outcomes).

Our responsibility is limited to the services and scope agreed in your contract.

11. Changes Beyond Our Control

Occasionally, events outside our control (such as weather, supply delays, or trade availability) may impact timelines.

In these cases, we will keep you informed and work to minimise disruption wherever possible.

12. Governing Law

These Terms & Conditions are governed by the laws of South Australia.

13. Definitions

Key terms used in this agreement are defined within the Engagement Authority and include references to Services, Fees, Trade Partners, and Project Scope as applicable to each individual project.

14. Important Note

These Terms and Conditions are designed to ensure clarity, fairness, and transparency for all renovation and consulting services provided by Langley Property Consultants, including both Pre-Sale Makeovers and Love Where You Live Renovations.
